Owning a House
A house is your biggest investment on the server: your storage, your workshop, the place where your vendors stand. This page explains how to place one, how not to lose it, and how to keep the items inside safe.
Where you can place a house
- Only on the Felucca mainland. Houses cannot be placed in Ilshenar or the Lost Lands (T2A).
- Town centers, roads, dungeon entrances and protected areas are closed.
- 5 tiles in front of and behind the plot must be clear, the ground must be flat, and no corner may touch a road.
- One house per person. All game accounts linked to the same web account count as one person; you cannot place a second house with a second account.
To place a house, buy a house placement tool from an architect and target the spot where you want it.

Customizable foundations go from 7x7 up to 18x18 with three floors; after placing the house you design the inside yourself.

House money is not lost. If you demolish your house yourself (click the house sign → Demolish), the full amount you paid goes back to your bank. So a house is not an expense but a deposit. Two notes: your bank must not be full, and after demolishing you cannot place a new house for 7 days — resizing the house counts the same, so plan your move.
A house that was not bought (a reward or a house given by the staff) cannot be resized.
Keeping your house standing: the weekly tax
Houses do not decay — you do not lose a house because you did not visit it. Instead, every house pays a weekly tax:

What happens to your items if the house is removed
Your lockdowns, secure containers, addons and the goods of your player vendors are put into a house chest; the chest waits for you for 30 days. Items simply left on the floor are not collected — they decay inside the house too, after an hour, so lock down or secure anything valuable.
- To collect them, type
[evsandigimin the game — all chests waiting for you come to your feet. After 10 minutes they are stored away again by themselves (so they do not block the way); you can call them back as often as you like. - The chest does not decay and only you can open it; nobody passing by can move it or look inside.
- Take as many items as you like and continue whenever you want. When it is empty, the chest disappears by itself.
- The chest also holds half of the money you paid for the house as a bank check: even if the house is taken from you, you get half of it back. (If the owner's character was deleted, the items go to a co-owner but the money is not refunded.)
- A chest not collected within 30 days is deleted with its contents.
Items inside: the most common mistake
An item simply left on the floor is deleted after an hour, even inside the house. To make it permanent:

If you leave items on the floor that are not locked down when you leave your house, you get a warning.
Decorating your house: expensive decorations
A few big decorations sold by merchants make your house stand out:

Large Aquarium (north or east, 250,002 gp) and fish bowl (6,312 gp): sold by the Fisherman. You put the fish you catch with an aquarium fishing net inside and feed them; the net and the food are sold by the same merchant.

Taxidermy kit (100,000 gp): sold by the Tanner. It needs Carpentry 90; it turns the corpse of a grizzly bear, great hart, big fish, gorilla, orc, polar bear or troll into a trophy that you hang on your wall.

Character statue: carved by the Sculptor (in Britain next to the Artist, in Minoc in the architect's shop). Left-click the sculptor → Sculpt Your Statue and choose the material: Marble 25,000 gp, Bronze 40,000 gp, Jade 60,000 gp (from your backpack or your bank). Double-click the statue maker that comes to your backpack in your house and choose a spot: the statue is carved with your current look, including what you are wearing; then you choose its pose (Ready, Casting, Salute, All Praise me, Fighting, Hands on hips), its tone and its direction. Your name is written on its base. The statue can only be placed inside a house you own or co-own; at most 3 statues per house. If you give the maker to someone else, the statue is carved with their look.

A fallen plot
When a house collapses, its plot is protected for 12 hours: during that time, items dropped on the plot are pushed out automatically. So nobody can block the plot by piling items on it; everyone who wants to place a house there has an equal chance.
Trying to block plots, grabbing fallen houses with scripts and selling them for real money are forbidden.
Vendors
You can place player vendors in your house; how many depends on the size of the house. Vendor wages are paid in gold.
If the house is removed because the tax was not paid, vendors are safe too:
- Your vendors' goods and collected gold go into your house chest.
- The goods and gold of a vendor someone else placed in your house go into that player's own house chest and they are notified — nobody loses their goods because of your debt.
- The goods and gold waiting on a vendor whose contract has ended also go into its owner's own house chest.
